Moreno Valley Inventory Drops Below 700!

Sales of Moreno Valley properties are far outpacing new listings coming on the market!

As of 07/03/2009, 648 Moreno Valley Properties were identified as available for purchase in the Multi-Regional Multiple Listing Service.

This is down significantly from the beginning of the year when 1726 properties were identified for sale.

Buyers and Investors are battling each other to purchase bargain priced properties. Well priced properties are getting multiple offers within days of coming on the market.

You would need to go back to February, 2006 to find the inventory this low.

Of the 648 homes identified in the MRMLS as being available on 05/27/2009:

- 118 were listed for less than $100,000

- 380 were listed between $100,000 - $199,999.

- 153 were identified as bank owned properties.

- 60 were identified as standard sales.

This may be a Buyer's Market for price, but it is NOT a Buyer's Market for inventory!

To be successful in this market you need a full-time local Agent who keeps up-to-date with the market and in contact with you.

April, 2009 Sales Remain Strong While Prices Take A Small Dip

Riverside County home sales remained very strong posting a 40.3% increase in the number of homes sold during this same period last year. 4,469 Riverside County homes sold in April, 2009 compared to the 3,186 that sold in April, 2008.

The Median price of a Riverside County home that sold in April 2009 was $180,000 down $7,000 from the previous month and 39% from the $295,000 level of April, 2008.

Throughout Southern California 15,615 homes sold in April, 2009 up 31.4% from April, 2008 sales. The median price of those homes that did sell dropped $3,000 to $247,000, down 35.8% from the median price of $385,000 in April, 2008.

City Hosts Foreclosure Workshop
The City of Moreno Valley will host a series of five foreclosure-prevention workshops. The series is aimed at helping homeowners at risk and is co-sponsored by the Fair Housing Council of Riverside County. The workshops will cover the foreclosure process; loan modifications; short sales; tax implications of debt relief and social services that ar available to families in need.
