Local Inventory On The Move!!
For months home sales having been keeping pace with the number of properties coming on the market. The result was an low inventory of available homes with little change. Sales have begun to slow and as a result, after months of little change, the inventory of available homes in both Riverside and Moreno Valley are on the rise. Checkout these 08/25/2010 numbers.
In Riverside 1328 properties were identified as Available in the MLS.
- 606 are Short Sales
- 186 are REO properties
- 469 are Standard sales
- 2 Probate sale
- 1 Auction
- 64 properties were listed without a category being assigned
In Moreno Valley 684 properties were identified as available for purchase.
- 373 are Short Sales
- 122 are REO properties
- 131 are Standard sales
- 0 Probate sales
- 0 Auction sales
- 58 properties were listed without a category being assigned.
The biggest change in both Cities was an increase in the number of Short Sale properties available for purchase.
For 12 months, from July, 2009 to July, 2010, the inventory of available Moreno Valley properties varied less than 100 properties from a high of 589 to a low of 492.

Buyers and Investors continue to battle each other to purchase the best bargain priced properties. Well priced properties are getting multiple offers within days of coming on the market. Short sale properties are garnering additional attention as the number of REO properties remains low. The number of Standard sale properties is increasing as investors take advantage of the low inventory to flip properties.
This may be a Buyer's Market for price, but it is NOT a Buyer's Market for inventory!

July Sales Take A Dump!
A total of 3,529 homes sold in Riverside County in July. That was down significantly from the 4,645 that sold in June and the 4,699 that sold in July of 2009. The best properties to hit the market are still getting lots of attention and offers.
The median price (the mark where half of the properties sold for more and half sold for less) paid for a Riverside County home in July was $200,000; down from the $210,000 price of June, but up 8.1% from the $185,000 level of June, 2009.
Throughout Southern California (Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties) a total of 18,946 homes sold in July which down from the 23,871 that sold in June and down 21.4% from the 24,104 that sold in July, 2009.
The median price paid for a Southland home in July was $295,000; down from the $300,000 level in June, but up 10.1% from the $268,000 level of July, 2009.

FYI - The Median Price of a sold Riverside County property has been inching up from its low of $180,000 in April and May, 2009.
